I’m ‘only’ 53 Mr Hec, so not claiming either my private pension (which I can’t get until I’m 55) and I’m nowhere near state pension (if it still exists when I get there).

From the advice I’m getting, and from what I have read, I’ve got around £12,570 to play with until I have to start thinking about tax. I’m probably going to bust that figure if the rental agreement figures are to be believed, so will have to complete an annual tax return and pay my dues accordingly.

You have confirmed what I have mentioned previously, and from what others have told me, get the right tenant in and it is reasonably easy, get the wrong one in and it’s a nightmare.

I’m covered on the tradesmen with the brother-in-law, I also have a good financial advisor in my corner but I completely appreciate, even with that back up, it can be a rocky road.

I’ve got all the time in the world to think it through, and will be looking at something like early next year before I consider setting tenants in. It’s been one hell of a year, and I’m not sure I could cope with any more bad news this year 😁😁😁

Sounds like you have given this lots of thought, which has resulted in you coming up with a very sensible plan. As my old man always used to say with experiences like this "it's all part of lifes rich tapestry "

Not sure how it effects people on here who have several rental properties or assets to sell on but Rachel Reeves is considering raising capital gains tax to 39%.

That IMO would be a disaster to landlords and sellers who may find themselves locked in and unable to sell assets because of this tax hike.
It's not going to be beneficial to her idiotic plan in the long run as she'll encourage tax-evasion and a decrease in economic growth.

Another blunderous raid to add to their 100 days in power.

She may be persuaded to rethink this.

He won't even have made it home before twitter had found his name, address, employment, education history, his Dad (who it seems has used his wealth to protect the rich boy before).

He was given 3 years for a few shouty words at Police officers whilst still no charges brought for the Airport Police batterers. The line as been well and truly drawn in the sand. And still no honest answers as to why the barbaric violence occurred in Liverpool yesterday.

Yes I believe he called the police officer 'scum' after he was hit with a riot shield then publicly prayed to his God for the concern for his children and grandchildren's future.

The main offence that got Peter Lynch jailed was remarks about migrants, referring to them as “child killers.” But he did not inflict or incite any violence, just a silly off the cuff comment that got him 32 months in jail.
Yes what he said was wrong but he's a 61 year old man with several health problems, obviously subjected to bullying and stress inside leading to his death.

The sentence was far too harsh, where a suspended sentence would have been fair enough to make him rethink his future actions.
We need a public enquiry on his arrest, sentence and his death.

Calling someone scum is an offence, yet Angela Rayner openly called another MP it during a parliament debate.
I can cite several cases that are blatant 2 tier policing and 2 tier judging - this bias must stop.

I'm afraid that we are in for a tough time under this government when they deliver the budget and new laws that take away more freedoms and hand them to others are coming, lots more snide underhand deals are being done by Lammy and Starmer, some are very very dangerous to our national security.

Judges should not be using sentencing as public policy to vent and influence when Kier Nero has granted early release for over a thousand dangerous prisoners to free up space for minor offences that could be dealt with community orders, fines or tags.
Who should be in prison? A violent murderer, rapist, child abuser or someone for making silly remarks or memes on Facebook.

People need to start waking up to what is going on and what is coming.
