Wakey, wakey folks!

Right, I've done my bit to increase some activity here.

I'm heading out to check some vinyl out & then off up to Sewerby to take in the sea-air, plus coffee & cake.

Hopefully I'll have something to debate & read later.

Continuing with the monumental task of trimming 14 foot hedges which, together, are about 150 yards long maybe more as it continues into the back garden. At my age it takes me around 4 hours to do 4 yards of it atop an extended ladder. Then I'm done.

Went to see a house today, from the outside the terraced property looked ok, a few signs of the odd bodge here and there but nothing serious that can't be put right. The frontage is bare brick with the windows reveals lined with a decorative design in lighter colour, very 1920's, you want to get out your 78's just to add to the atmosphere of it all. For some strange reason the owner has decided to paint a band of red gloss paint right from the base of door and a metre high, going right across to the other side of the property. What is that covering I wonder. Inside the walls are cracked and someone had a go at plastering which they threw on wall and hoped it would dry flat.
Kitchen is a mess water damage everywhere, tiles falling off and the units have a open door look as they are missing. It gets worse, the gas meter is inside the living room :roflmao: and could be a contender for any antiques roadshow. The electricity box has the fuse wire inside the door just in case you feel brave enough to actually take out one the fuses to change the wire. Basins inside the bedrooms and those light switches that are round with the switch part sticking out. Those loads more but I'll stop there, what do you reckon? Put in an offer :)

Mooning at another cable car, I know it's childish, but it had to be done.

What gets me is the Estate Agent uses words like Charming Restoration Project and Requires Updating....Just makes me laugh as the reality is completely different. I suppose they have to dress it up somehow as they need their commission...

I've took on a few "renovation projects" in the past, but I've also knuckled them down on the price, it's only worth buying to certain people, if it's a property you and the family really want and you can get it at a reasonable price ratio to upgrading it, then go for it.

I’m renovating a house atm to rent out, if there’s no obvious structural defects & the basics are all there go for it. An electrician will soon sort out the electrics & a basic kitchen won’t cost a lot.
Get a decent survey done and do as much work as possible yourself, the prices for renting are extortionate and with the mortgage rate rising houses aren’t going to get cheaper. Good luck 👍🏻

Thanks Bon,
To be honest, most stuff imo with houses can be sorted, its all cosmetic things that need a bit of tlc.. The bits that I can't do is drains and the the roof... all the rest comes within the the realms of my halfords toolkit that has served me well for many years.. Thanks for the vote of confidence refreshing to hear...

Hi Cussie, thanks for your input, used to rent out properties and called it a day a few years ago. I couldn't swallow the amount of things that Landlords are expected to do while the tenant seems to be absolved from the responsibility. I could tell you a few stories but I fear the glazed look will send you to sleep. I applaud you for sticking with the renting game, prices are out of control atm, so maybe build in a cushion for that problem tenant. Good luck with your new property when its ready... Get yourself a decent agent and let them get on with the day to day stuff while you sit back...

I'm sitting on the couch having coffee right now. At 11am my time I'll watch the Eredivisie match between PSV vs Heerenveen. And then the 2nd half of the West Ham vs QPR match. Then I'm off to my buddies shop to work on my latest Custom Motorcycle project. The life of a retiree. Or Pensioner as you call us. 8-)

As someone who inspects rental properties before and after the tenancies, I can tell you that you need to be careful whom you rent to...
Rental prices are on the up though, as more and more landlords are selling up because the benefits of renting out have been removed by successive Governments over the last few years.
Hopelessly lost.................. But making good time

Aaah, that must have been that big, tanned, muscles everywhere guy who my wife was talking to.

I said to Mrs Barlow, he reminds me of someone.
